Located in the heart of NOPA lies the quintessential San Francisco painted ladycondominium. This beauty boasts over 2500 square feet of living space with western, northern and eastern exposures and also includes an additional approximately 400 square foot dwelling unit completely detached from the condo which has recently been rented via Furnished Finder for $3,500 per month.
Upon entering, you ascend the staircase to the landing of the primary level which consists of a grand double-parlor with 12 foot ceilings throughout, large, western-facing doublepaned bay windows where one can enjoy lovely sunsets and views to the USF grounds and St. Ignatius spires, a gas fireplace and adjoining library. The next room we find is currently used as the family media room where across the hall we find the half bath with custom designed marble vanity, soaring mirror and black granite accent wall. From there we enterthe large chef’s kitchen with custom cabinets and antique brass hardware, 6-burner Blue Star range and hood, 48-inch Sub-Zero side-by-side stainless refrigerator, Kitchen Aid dishwasher, island with a vegetable sink and wine cooler, counters are black leathered granite. Further enhancements include pot filler, subway tile range backsplash, Moroccan concrete tile flooring and mosaic sink backsplash. Just off the kitchen is the enormous formal dining room with a gas fireplace and beautiful marble mantle and surround. Just out the French doors from the kitchen is the first of two large balconies currently used for alfresco dining.
As one moves up the grand staircase to the second level to yet another landing we find to the left, the entrance to the enormous main bedroom and ensuite bath and laundry area, which boasts a large marble glassed-in shower, double sinks, custom cabinetry, marble counter tops and beautiful mirrors. The main bedroom also boasts beautiful sunsets, views of the grounds of USF and the spires of St. Ignatius. Down the hall from the main bedroom, we find two additional bedrooms, one currently being used as an office with east-facing views and another lovely balcony with views to the east and downtown. There is an additional full bath with lovely finishes.
This beautiful condo feels and lives like a single-family home. The bamboo flooring throughout was installed with top-of-the-line sound proofing. It is a few blocks away to the Panhandle, Alamo Square and Buena Vista Parks, Divisadero Corridor and all it has to offer, 3 grocery stores and a lovely gourmet corner market just across the street. The home has detached parking which is currently rented at $300 per month which the sellers will provide to the new owners free of charge for one full year.

Neighborhood
The North of Panhandle area, or Nopa, is rapidly becoming one of the city's most in-demand neighborhoods. Situated just north of Golden Gate Park's Panhandle, and abutted by the Divisadero corridor, you'll always feel there's something to do, and within walking distance! Here you'll feel central to everything, with easy freeway access via Fell and Oak streets, several Muni lines at your doorstep, and very easily navigable bicycle routes. And yet, the nearby green spaces imbue the entire area with a low key, peaceful air. Services and entertainment are easily accessed, making car-free living a very appealing lifestyle choice. In addition to Divisadero's many trendy cafes, clubs and shops, you can do your grocery shopping at the Lucky Center on Fulton, and hit up Broderick Place for speciality deli goods. Homes near the Panhandle are exceptionally desirable. There are also multi-unit apartment buildings and condos for the investment buyer. It's also a great spot to bike, shoot hoops or just chill out by the bandstand. Young professionals and students, families, and long-time residents fill up Nopa's many Victorian and Edwardian single family homes and multi-unit buildings. There are plenty of opportunities to meet your neighbors, be it at Sunday's Divisadero Farmer's Market or the bi-monthly Divisadero Art Walk. The North of Panhandle Neighborhood Association does a wonderful job of organizing events and keeping everyone informed of neighborhood news. The neighborhood even has its own parents' group.
